How Our Service Works

Most foundation worries start long before anyone wants a contractor in the driveway: a crack over a bedroom door, a back door that binds, and a need for a plain answer. We exist to give that answer first: what a sign can mean, what national cost ranges show, why Texas has no state license for this trade, and which office handles permits.

Our pages cover Bryan, TX and its neighbors: Brazos County between the Brazos River and the Navasota River, College Station's own permit rule, Caldwell's engineer stamp, and the separate city offices in Brenham, Hearne and Madisonville.

When you're ready for someone to see the house, we pass one request to one independent local foundation specialist; sending it costs you nothing. We don't visit, measure, price or carry out work. The specialist does, and anything it proposes comes as its own written estimate, which you can turn down.

What Each Stage Looks Like

  1. The form comes in. It holds the address, a phone number or email, and your note on what you've seen.
  2. We hand it to one specialist. We pass it to a single local foundation specialist working in that area, never a list.
  3. The specialist decides whether to reply. If it can help, it usually calls or emails, and you talk over whether coming out makes sense.
  4. A visit, then maybe a written estimate. On site, the specialist looks over brick, walls, floors and drainage. If it sees work worth doing, it puts an estimate in writing; going ahead is up to you.

What to Expect From the Contractor

We don't license or register the specialist, look over its work, grade it or vouch for it. The checks below are yours to make with any contractor; they're general information, not legal advice.

  • The license gap. Texas has no state license for foundation repair, so the checks that apply are local ones, plus a licensed plumber for any plumbing piece.
  • The permit and who pulls it. Ask which city's permit applies and who will file for it. For a Bryan address, confirm with Bryan Development Services; elsewhere, with that city's office.
  • Each city's own steps. College Station's own rule calls for a contractor registered with the City on foundation repairs; Caldwell asks for an engineer-stamped plan. The contract and permit should carry the same business name.
  • A written contract. It should name the job's scope and price, when work starts and ends, how payments fall, and how many piers go in, of what type and where; changes by signed change order.
  • An engineer's review. Ask the specialist if a licensed professional engineer will check its repair plan.
  • Warranty and references. Get warranty terms in writing, ask whether they carry over to a buyer, and ask for local references.
  • A contract signed at home. If a seller comes to your home and you sign there, not at its place of business, Texas law may let you back out by midnight of the third business day after signing. It may or may not reach your contract, so ask.

The Limits of This Service

We take requests, answer general questions and pass each request to the one local foundation specialist. Every hands-on step is the specialist's: the visit, measurements, the estimate, the contract, any permit and the repair. We offer no plumbing, electrical or HVAC work. Pricing, bidding on or overseeing a job is never ours, and we speak for no city, no county and not the State of Texas.
