Four answers, one rough range for pier work

Foundation Repair Cost Calculator: Pier-Work Ranges for Bryan, TX

Piers tend to swing a foundation bill more than any other line, so this calculator starts with them. Give it four answers about a house in Bryan, TX, elsewhere in Brazos County or in a nearby town on our list, and it sketches a pier-work range built only from published national figures.

Before You Answer

The steps cover what the house rests on, how much ground the first floor covers, how much of the house shows signs, and whether an engineer's report belongs in the total. Footprint and share turn into a pier count. Each pier is then priced with This Old House's 2026 "Piers, per pier" row: about $1,000 to $3,000 apiece. An engineer's report, when counted, adds the "Structural engineer's report" row, about $500 to $1,000.

The spread is wide on purpose. The pier row is national and covers several pier types. We found no figure for Bryan, for Brazos County or for Texas, so not one local number sits inside your result. A sloping lot, or firm material that lies deeper than usual, can change how deep piers go and how many a house takes. Only the specialist's look at the house settles either.

Here is how the count works. The tool models the first floor as a perfect square, measures the stretch of outside wall tied to the share you picked, and spaces piers about one every 8 feet along the affected walls, with a floor of four. That 8-foot spacing is this calculator's planning assumption, not a rule. The real number, type, depth and placement of piers are for the specialist to work out. The smallest result the tool can show is four piers, or $4,000 at the low end.

Step 4 opens on Not sure. The building pages we read for Bryan, College Station, Brenham, Hearne, Madisonville and the State say nothing either way about an engineer for foundation repair, so the tool counts the report unless you take it out. Caldwell is the one exception we found: the City's own page asks that foundation repairs carry an engineer's stamp, so for a Caldwell, TX home pick Yes. Anywhere else, put the engineer question to the specialist: will a licensed professional engineer go over the repair plan?

Raised floors are harder to price this way. For a house raised on piers and beams above a crawl space, a specialist may propose shims, new posts or piers under the floor, or beam work, in place of outside piers or alongside them. The tool prices no interior work of that kind, so the result is a looser fit for those homes. Set it beside the "Pier and beam repair" row in our foundation cost guide.

No result here crosses a license tier: Texas has no state license for foundation work at any dollar amount. What does apply is local, whatever the job costs. By College Station's own page, a foundation repair inside that city takes a building permit, and the City wants the contractor registered with it; Caldwell asks for the stamped plan; other cities keep their own steps.

What to Do With Your Result

Keep the range with your photos and notes, so you have something to hold up against a written estimate later. For figures that fit the actual house, send us a request. We look it over and hand it on to one local foundation specialist, who contacts you if it can help. Any visit, measuring and estimate belong to the specialist, so ask whether they carry a charge; the answer may be that nothing calls for work yet.

Not sure the signs are worth a look at all? Our five-question signs quiz can help you decide. Ahead of any signature, look through Texas and local rules on foundation work for permits, contracts and cancel rights.
